ST. JAMES—If you’ve ever wondered what’s inside the gated town of St. James, this weekend is an opportunity to find out.
Real estate sales are up this year in St. James, and the sales and marketing team wants to open the gates to show the public what the town has to offer.
From 10 a.m. until 5 p.m. Saturday, May 26, and again from noon to 5 p.m. Sunday, May 27, visitors are invited to tour 32 homes and condominiums during an open house weekend.
It’s free and the public is welcome.
Katie Campbell, marketing director for St. James Plantation, said the sales team is excited to give visitors a glimpse of St. James, its homes and its builders.
Most of the 32 homes featured are for sale, but some are private homes built by members of the St. James Builders’ Guild.
Visitors can tour homes, chat with builders and meet with sales staff during the weekend-long event.
There will be plenty of fun, food and entertainment throughout the weekend as well, Campbell said, including a festival, music and an art show.
The home tour is also an opportunity for the sales team to debut two new neighborhoods featuring cottage-style homes, Seaside and Regency Lakes.
The cottages are targeting a “sweet spot” in the real estate market right now, Campbell said, which is a smaller, cottage-style home with an open floor plan and smaller square footage than a traditional, custom-built home.
Sales in St. James are up 96 percent compared to this time last year, Campbell said.
St. James Plantation sales staff have closed on 50 homes in 2012, with a combined value of $8.3 million.
“We did the math and determined that, on average, since January, we’ve welcomed a new family or property owner to our community every 43.2 hours,” St. James Plantation General Manager Robert Duffy said.
According to the Brunswick County Association of Realtors, Brunswick County Realtors closed on 598 total sales for both condominiums and single-family residences for total sales of $129.7 million in 2012.
Land sales for Brunswick County total $17 million for 300 total sales so far in 2012.
While the open house is free and open to the public, event organizers prefer that people pre-register.

On the day of the event, visitors are asked to visit the sales center, 4006 St. James Drive Southeast, Southport, where they will receive a pass and map for the open house tour.
